Preparing Lobster Tails

Lobster, once the food of poor farmers, is now considered a special treat for many. Although some people prefer the meaty claws, I think that lobster tails are the best tasting part of this delicious creature. A great meal of lobster tails might seem like a gourmet feast to your guests, but they are actually quite easy to prepare. Add a little sprig of garnish and a fancy side dish and youre sure to impress even your mother in law.

Your lobster tails might start off a fresh or frozen, being in New England, fresh lobster is easy to come by but frozen might be all you can get in some parts of the country and in the off season. If your lobster tails are frozen, you need to thaw them out (you can cook them frozen but they will not be as tender). Put them in the fridge for 10 hours or so or thaw them in the microwave on defrost be very careful if you choose this method as you dont want them to start cooking in the microwave.

After they are thawed, remove the meat from the shell by cutting open the back of the shell split it down the middle and open it up to reveal the meat. Lift the meat out you can leave the fan part of the tail on for show or not. Remove the vein.

Boiling Lobster Tails Boil a pot of water large enough for all the tails to float in, add 1 tsp salt for each quart of water. Drop the tails in the boiling water and cook for about 1 minute per oz thawed (so 10 0z of tails needs to cook for 10 minutes). If you are cooking a lot of tails, add a minute or two on to the total time.

Cooking Lobster Tails in the Oven Lobster tails can be baked or broiled in the oven. To cook thawed lobster in the oven,set the oven to 400 degrees F. Brush the tails with butter and bake for 8 to 10 minutes. If broiling, place the tails 4 or 5 inches from the heat and broil for 2 5 minutes. When broiling keep a very close eye on them so that they dont burn on the tops.

Cooking Lobster Tails On The Grill Oil the grill to keep the lobsters from sticking. Put the grill on medium heat. Brush the lobster tails with butter and place on the grill. Make sure that the tails do not burn if there are any flames on the grill move the lobster away from it. Grill on each side for 4-5 minutes. Take care not to overcook your lobster or it will be rubbery and tasteless. Lobster is cooked when it is no longer transparent.

Food Safety for the 'Average Joe' - Article One

Have you ever wondered if the food you were preparing at home was safe? Have you ever wished you had a friend, a mom, a grandma to call and ask a food question? Have you ever resorted to calling your countys Extension Agent to ask a question about safe food handling? Have you ever thrown something away, boiled it extra long, or turned meat into a hockey puck because you just werent sure?

One of the most important rules to serving safe food is to keep hot foods hot and cold foods cold. The temperature range in which bacteria multiplies rapidly and can cause disease is known as the Temperature Danger Zone. This range is from 40 degrees Fahrenheit to 140 degrees Fahrenheit. It is not advisable to leave any potentially hazardous foods in this temperature zone for more than four hours total. Because the foods we eat and prepare are usually not in our possession from the time it was a plant or an animal to the time it is on our plate (this time-line is known as farm to fork in the restaurant world), it is recommended that we reduce the time food is spent in the temperature danger zone as much as possible.

A meat item may have been left out at the butcher for 30 minutes before it reached your house. This means that the total time left for this meat item to be in the temperature danger zone is now 3 hours and 30 minutes. It might also have been left out at the grocery store for another half hour. This means it only has three hours left to be safe. Because we, as consumers, cannot be sure how much time is left for our food in the temperature danger zone, it is best to keep hot food hotter than 140 at all times, and cold food colder than 40 at all times.

It is important that we consumers have full awareness at all times of whether our food is in the temperature danger zone. We can achieve this by purchasing a metal stem thermometer from a retailer such as Wal Mart or K Mart. These types of thermometers are acceptable pieces of equipment by every Environmental Health Department in America, and usually cost less than five dollars.

It is important to check the calibration of the metal stem thermometer. This is easy to do. Fill a glass to the top with ice, and then put water to the brim. Leave for five minutes. After five minutes, place the metal stem thermometer in the ice water. The thermometer should read 32 degrees, give or take 2 degrees. If it doesnt, there is a bolt right underneath the dial-face of the thermometer that can be turned with a pair of plyers until the thermometer reads 32 degrees. Now, the thermometer is calibrated and the temperature readings you get can be trusted. It is important to repeat this calibration test periodically on your metal stem thermometer to ensure you are getting proper temperature readings.

Test the food in your refrigerator with the metal stem thermometer. It is advisable to wash it, then sanitize it before and after testing with a bit of rubbing alcohol on a soft cloth or a paper towel. Put the thermometer into the middle of soft food, such as yogurt or cheese, or you can put it into milk or juice. Make sure your food is not above 40 degrees in the refrigerator. If it is near 40, you may want to turn your temperature down in the refrigerator. It has been proven that food stays fresher longer with a deep chill of 33-37 degrees. In any case, if the food in your refrigerator is below 40 degrees Fahrenheit, you are correctly holding cold food to ensure safety.

You can use the metal stem thermometer to test hot foods as well. Just stick it into the thickest part of a cut of meat, or place it into the middle of a hot dish to make sure the food is at least 140 degrees.

Maintaining proper holding temperatures is the number one way to keep yourself or someone you love from getting sick from a food source.

How To Tell Mr. Right From the Deceptive Charming Actor

What is it about Men? They are always grumbling that women are strange, fastidious and after their wallets. Men probably have no idea that they are stranger creatures themselves. Forget about Sigmund Freuds claims of not knowing what a woman really wants. The truth is, most men know. And here comes the problem. Almost every man you meet is trying to act like Mr. Right. Many of them are really doing a good job, coming off as suave and gallant. Some of these guys go to great lengths of learning the art of palmistry, fashion, cookery and even those chic dance moves. Depending on how astute the man is, some women may not realize till its too late. Many others will have a hard time trying to tell the good from the bad. So how does a woman work out through this deceptive chivalrous charade? How do you tell if he is upright and trustworthy, or if he is just another smooth-talking James Bond wanabe whose sole intent is to get into the sack then discard you?

Unless he is extremely skillful, most of these silver-tongued, insincere show-offs usually forget the basics. They leave noticeable trails along the way which lead to their doom. One of a womans greatest strengths is her gut instinct. If something doesnt feel right about a man, it isnt. If you feel that he is a cheat, a womanizer or anything of the sort, chances are that he is. This is the ultimate no-brainer. If a man is really interested in you, he will always make time for you. Truth is, you will always be in his mind. If he doesnt call you or is constantly making lame excuses to avoid you like hes busy or having problems with his ex, then hes not the one. A man will never be too busy to be with his dream woman. He will even forfeit watching that football game or skip hanging out with his buddies just to be with you. If he is truly in love, he will want to spend every moment with you at every possible excuse.

Does he remember your birthday, any special anniversary or when you first met? Does he take time to know you and ask you what you want? Does he make an effort to make an early booking at your favorite hang-out? Does he honor his word? Does he treat other people with respect? What do your friends think of him? Does he disappoint you? Do his interests match yours? How does he treat children? You can be rest assured that during the initial stages of dating, any man will be at their best behavior. But somewhere along the way, the real guys persist while the pretentious ones ultimately stumble. You will have to keep a close eye on the man and constantly evaluate his behavior. The real truth about most people is unearthed when they are put to the test and observing how they behave in many different situations. If you find anything suspicious or distasteful about him, then these may be tell-tale signs that he is probably not your man. Remember to watch his behavior closely. No matter how principled he portrays himself, he will eventually falter if he was insincere from the beginning.

Like I mentioned before, a womans instinct is a powerful weapon. If one of those devious blokes comes your way, dont be too impressed if hes seems classy and cultured. First impressions are important, but can also be very deceptive. The last thing you want is make the fatal mistakes in dating. Never ever make assumptions. Better to acquire as much evidence as possible and get the facts right. Always remember to watch his dark side. A stressful or an annoying situation is always a perfect opportunity to know a persons true character, but do not go about creating one. If you dont evaluate his behavior and character, you are in danger of missing important clues and revealing signs that will tell you if he is the right man for you. The good thing is that even the most resilient and striking of those men pretending to act like Mr. Right cannot stand the test of time. If they dont meet your expectations, better cut your losses and move on. Never ever make the mistake of believing that you can change him. Marriage wont change him either.

What Is The Best VOIP Solution

A lot has been said and written about the virtues of the mountains of possible VOIP solutions and how VOIP technology is one of the best inventions since sliced bread and canned beer. All the advertisements and marketing hype would have you believe that all VOIP solutions are good ones but none of them talk about what is right for you, and when a VOIP solution from ANY VOIP service provider may not make sense. VOIP is not a "one size fits all" solution.

First of all, please realize that VOIP is not a cure-all for anything. It does not get whites whiter or colors brighter. It is a technology that allows you to make and receive phone calls using your high-speed Internet connection. That's it. Granted, it is cheaper than the phone company in most (but not all) cases, but when is it not a good idea?

One of the things that VOIP providers do not emphasize (and should) is that the quality of the VOIP conversation on the phone is highly dependent on the quality of your high-speed Internet connection. For home VOIP, that is usually DSL or cable Internet, and if your connection is not stable, reliable, and good without hiccups, your VOIP experience from any VOIP provider on the planet is not going to be good. The VOIP provider does not include the high-speed Internet connection with their service, but rather they assume you already have it and it is stable and reliable and truly high-speed.

This is the first mistake. Not all residential Internet service falls into the category of being able to be termed stable and reliable without hiccups. In fact, especially with DSL, if you are located a long ways (more than 15,000 feet) from the DSL distribution center, chances are good that your DSL speed is not a whole lot better than dial-up speeds, and you are not going to have a pleasant experience if you venture into the VOIP world.

If the only high-speed Internet connection available to you is satellite, you are also not going to be happy with your VOIP solution. Satellite Internet service was not designed for that, and especially with the high latency times that are inherent with a satellite Internet connection, satellite is not going to work well for you with VOIP.

Business VOIP is very much the same, since the same core technology is used. A business that wants to use a VOIP solution with their DSL circuit, even a "business class DSL" circuit, is asking for problems. One of the problems is that the VOIP solution provider, when you call to complain, is going to be able to fix the problem, because DSL was just not designed for this purpose and is inadequate for all but the most modest VOIP requirements.

For business VOIP, a fractional or full T1 line is required for your high-speed Internet access. A T1 provides guaranteed bandwidth and guaranteed availability of that bandwidth, which interestingly enough, is also a requirement for VOIP. Do you see the connection between those requirements? You say a T1 line is too expensive? That is a whole topic unto itself, but from a Tier 1 carrier that can guarantee the service, a T1 that can handle VOIP in most parts of the country can be had for under $400 per month, and in more than 90% of the country, for under $550 per month.

But do you really NEED a VOIP solution, or are you really implementing technology for the sake of technology? Some say, even for home or business, that one automatically saves money. Let me tell you that there is nothing automatic about it, and I recommend that you create a small spreadsheet and compute the real costs. Yes, VOIP usually includes unlimited long distance, but how much long distance do you use, really? Would you really use that feature, or is it only for bragging rights? Yes, a good VOIP solution usually includes features like voice mail, caller ID, call waiting, and others, but would you USE those features?

Make no mistake about it, a good VOIP solution can save you a ton of money, but it will require that you understand your own calling habits and how you will use the service. It also requires a solid high-speed Internet connection so that people you call won't think you are phoning them from the bottom of your bathtub. You need to evaluate the costs and then make a financially smart decision based on your individual and unique needs, whether you are seeking a VOIP solution for home or for business.

Creating Dog Friendly Yards

People who love gardening are often at a loss as to how to maintain pet friendly yards. Fortunately, with a little thought and compromise, it is not a difficult task to achieve. Pets and their owners can both enjoy their pet friendly yards with no major mishap to the pets or the gardens.

One of the first things that are needed in pet friendly yards is a high and sturdy fence all around. This will not only prevent pets from running out, it will deter stray dogs from coming in. The fence should be equipped with wire meshing at the edges to block off any gaps. Do not grow plants near the fence, as dogs like to establish their territorial rights. This may lead to unsightly dog paths being created here. Dogs need places to run around, so pet friendly yards should have stone paved areas or paths.

Take care not to leave any area with loose mud in the garden- it is an invitation to start digging! It may be a good idea to fence off an area that is exclusively for the dog to romp around. A dog house is also essential to protect the pets from excessive heat or wind. It should not be too close to the outer fence as dogs can climb on the house and jump out. The dogs should also have a bath room area that they are trained to use, to prevent the lawn from being messed up. Make sure there is water available for them to drink.

What to Grow In Pet Friendly Yards

Grass and plans cannot tolerate the nitrates in dog urine, so train them to keep off the grass. Some varieties of grass are sturdier than others, such as Bermuda grass and can with stand treading. Clover is perhaps the ideal choice, as it does not stain the way grass does after being subjected to dog urine. Delicate plants can be protected with wooden picket fences or wire cages around them. This prevents dog urine from reaching their trunks and roots, and damaging them. While there are numerous plants to choose from to grow in gardens, pet friendly yards should not have poisonous plants. Check out lists of plants that are suitable to have around with pets before planning the garden.

Pet friendly yards should have secure places for storing herbicides and other chemicals. Pets should be allowed to play only after 24 hours of fertilizing a yard. It is also a good idea to have pet toys and chews to keep them entertained while they are out.

Improve Your Golf Game Using the Unlimited Power of Your Imagination

Today, it seems, that many people are all too familiar with what they can't do. We need to spend more time and thought on what we CAN do. Many of us cannot afford to stop, think and imagine the possiblities that lay before us. The human mind is the most valuable resource that we have, and we can use it to fashion any outcome we desire. Take this man's story:

A Vietnam War veteran, after surviving the horrors of the Vietnamese P.O.W. camps, was asked by a reporter how he managed to survive the ordeal. His response was that he played an imaginary 18 holes of golf everyday inside his head. It became a habit. You see, this man was avid golfer prior to our entrance into the conflict, and as a way of dealing with the stress, he retired to his own personal golf course in his mind. In his golf course he visualized all the details he could; from the direction of the wind to the color of the grass, and each day he would play his 18 holes. The part of this story that applies to the topic at hand, comes when he was finally released and returned to the United States after several years of captivity. He discovered When he was able to play his first game of golf, in close to a decade, that his swing and ability had remained VIRTUALLY unchanged! He played golf as though he had never missed a day on the course... He was as good as he ever was!

This story is not only a testament to this soldiers determination in the face of adversity, but it is also an excellent example of the tremendous power and potential of the human mind. That said, I wish to introduce you to a concept I call the Power of Imagination.

Now, I can already hear some of you out there saying that imagining things is a child's game -- not to be played by adults. I assure you that utilizing the power of your imagination is anything but childish. Many famous entertainers, athletes, and even generals have used this power to achieve virtually anything they set their minds to. You can use this power to achieve your goals as well.

When using the Power of Imagination in golf, you should attempt to mimic the same process that the soldier used. You will want to find a nice quiet place, close your eyes, and relax. Next, you must vividly imagine yourself on the golf course. On your golf course you will know every minute detail. Is there a bird chirping to your left? What club are you using, and how far are you from the pin? What direction is the wind blowing and how fast? What kind of clothing are you wearing? Vividly imagine all the other details of the surrounding area. Each of these images are things you will need to know to make this technique work to your utmost advantage.

Once you have your golf course completely visualized within your mind you will now commence to play. On every stroke you will imagine the game as close to the real thing as possible.

Here is the key: As you play through this course you will visualize yourself playing perfectly, every shot exactly where you want it and you never miss. Science has shown that our body cannot distinguish between a real experience and one that is VIVIDLY imagined. To intensify the affect of this technique you should determine a schedule of at least 30 minutes each day at the same time. This schedule will allow your mind to operate at peak efficiency when using your Power of Imagination. By playing golf in this manner, your body and mind will train itself to perform well and expect success. The more you use this technique the more you will see reality conform with your minds Power of Imagination.

Detecting Cheating Among Wives

Cheating wifes are usually not hard to spot if you know what signs to look for.

Often, cheating wifes are more subtle than their male counterparts, partially because of the fact that it is more negative to be labeled a cheating wife than than a cheating husband. While cheating husbands can be called as a sign of manhood and is often encouraged by many people, a cheating wife is more unacceptable in most cultures.

Polygamy has always been a one-way thing, and women are insufferably on the other end of the spectrum.

Often women cannot be caught red-handed because they can make up all sorts of excuses to stay outside the home. Taking care of kids, shopping, meeting up with friends can be some of the countless alibis that they can use. Also, if they are working, they can also make the excuse that they are working late nights on overtime, like what most cheating men tell their wives. It can get really difficult to detect if a woman is cheating on her husband if she is discreet and a good actress, but there are telltale signs that will indicate her extra activities when seen in action simultaneously and consistently.

The very first thing that happens to cheating wifes is secrecy. Suddenly, they withdraw and refuse to tell you all the details of their whereabouts. They may be used to giving you detailed accounts of how their day went by, but when they are doing something sneaky behind your back, you will find them talking less and usually out of the house. This is because a woman can really be caught with her words. Some can be sly but usually they are inclined to tell about details she would rather not have you discover.

Women who suddenly clam up and make decisions behind your back are those who are inclined to be cooking up something more than your dinner. You will also find their interest in you wavering, and their enthusiasm to know about you forced, if not completely absent. Some women will blatantly be more bored with their husbands and are more prone to being pensive or heavy episodes of daydreaming in the house.

One of the signs to check if your wife if cheating on you is by checking her wardrobe. When your relationship with her is not as red-hot as it used to be on your honeymoon phase and you find her purchasing new underwear and clothes without really making you appreciate them, then it is likely to find her showcasing her new wardrobe to another man. You must really know your wife to be able to detect if she is doing those things to impress you or another man. Consider it also a red flag when she is overspending even when you have a tight budget.

If she is spending too much on her vanities over other basic needs of your home, be very alarmed. It might be more than just a budgeting problem. If your wedding ring is being taken off more frequently than usual, you can also take this as a major basis for suspicion. A wedding ring is a woman's badge and symbol of her married status.

Basic Functions of Banking
The basic functions of banking are:

  • The collection of funds from the public.
  • The safeguarding of those funds.
  • The transfer of those funds from one person to another without their leaving the bank (this is done by means of cheques or automatic transfer through the banking system, or via the Internet etc)
  • The lending of that money to other parties for a return or reward called interest.

Loans made by a bank are based on the amount of funds held by the bank at any time, after taking into account sums that must be held in reserve in case the owners of the funds require them from time to time.

The loans are, of course, made with proper security in place in case there is default. The interest received is shared between the bank (i.e. their income for managing those funds) and the true owner. (The true owner's reward is a share of the interest, which is paid to him/her for not using his/her money.)

A bank is therefore an institution that deals in money, as well as providing other financial services. They accept deposits of money from customers and they make loans of those funds to generate a profit. This profit is the difference between the interest they receive from the borrowers and the interest they pay to the customers who own the funds.

Banks are essential to any country's economy as well as the world economy. The function of banks is to administer the funds given to their care and using it to make a profit.

What actually happens?
When your money is deposited with the bank, it is transferred into a big pool, along with everyone else's, and it is from this pool that money is lent out to generate income by way of interest. If you write out a check or make a withdrawal, the amount taken is deducted from the balance of your account standing with your bank. If you leave your funds there and allow the bank to lend them out, then the interest portion that belongs to you is credited to your account by your bank.

Banks, in fact, create money by making loans to other parties. The amount of money banks are able to lend is controlled by the Federal Reserve Bank. This control takes the form of requiring the banks to hold a percentage of their funds in reserve and to lend out only the balance.

How do Banks Make Money?
Banks make money by lending your money out at interest and by charging you for services provided. When they lend your money they have to balance their objectives of creating as much income as possible for themselves, with their obligation to play it safe and maintain security for that money. They also have to maintain a good liquidity position in case you and all other customers want to draw cash out.

Liquidity and profitability are sometimes opposite positions - one cannot generally have both at once. If you are able to lend your money for long periods then a lot of interest can be earned. However the bank cannot lend so much of that money out that they prevent their customers from having access to their cash when they want it.

Banks therefore run the operation like a businesses because, in fact, that's what they are - a business. Your business's product may be a piece of equipment or machinery or clothing or food. The bank's product is cash, or money. They sell this money in the form of loans and other financial type products. They make their money on the interest and fees they charge on these loans and they pay others for that money. These others are their customers.

The key is, banks must get more interest income coming in from loans given out, than the cost of interest they pay have to pay out (to customers for allowing their funds to be deposited with them).

The other big revenue items generated by banks are the fees they charge. The old days where only a small portion of the bank's income came from fees charged has long gone.

Today, bank fees make up a substantial bulk of the bank's earnings and they charge for every service, whether it is for an electronic transaction, or honouring a withdrawal from an ATM machine, or permitting a transfer through the Internet banking system. Bank's fees add up to multi millions worth of income for the bank but are a constant source of aggravation and annoyance to customers.

Another large source of income for the bank is returns from investment and securities. Here the banks take some of the funds they hold and purchase other products, such a shares or equity in businesses. This in turn generates profits, which is received by the bank by way of dividends etc.ank notes will soon become obsolete. How To Completely Rehab Your Home In 10 Days!

This report is about taking a house and restoring it to an aesthetically pleasing dwelling that has reclaimed its functional utility. In effect, it is the anti-aging medication for bricks and mortar.

This report assumes that you have already or will soon acquire the proper house. The one that is in essence, ripe for rehab. Be selective and sure of the houses potential to allow for a profit after all the hard work is done. I will help you find your house or houses.

After all, it is mandatory in most, if not all states that you fill out a disclosure form that tells the buyer of every defect that exists or ever has to your knowledge. So inspect the systems of your investment alternatives carefully, as they can be expensive to repair and replace, with minimum dollar return value being realized at the sale.

Along these same lines, you should also pay close attention to the following cash vacuums:

Roof
Foundation
Structural Integrity

Here are a few ways to quickly gage a home from its appearance:

Stand across the street from it. Now look at the bones of the structure. Does it look like a sway-backed horse, with the roof sagging in the middle? Does it have flat areas in its design that dont allow water to be drained away quickly?

Water, dampness and rot are the equivalent of cancer to the human body when it concerns a structure. Shingles can be replaced. That wont necessarily stop me from buying. Usually I will use that old roof as a bargaining chip in negotiating the seller down to a lower price. However, if I crawl into the attic and see that the plywood has become rotted and truss members are also affected, its time to move on to my next potential deal. Life is too short and I will never rehab it in 10 days if I have to rip the roof off and rebuild it too.

Some other conditions, such as sagging eves, wavy roof surface, rotten fascia and trim pieces, and insect infestations can be deal killers too, if severe.

Solution: Get into the structural members with a long, sharp, sturdy, standard flat-tip screwdriver and attempt to penetrate structural components that are made of wood. You wont hurt anything if there are no underlying deficiencies. However, if someone has freshly painted over or patched it, that screwdriver is one heck of a lie detector! Use it.

Now, Im not saying people would do that. It may just be the termites have eaten everything but the exterior coating of the wood to conceal their activity whatever the case probe.

There are also tile roofs, metal roofs, cedar shake roofs, hot-rolled roofing, tar and gravel roofs and always a few new high-tech roof coatings. I feel my main concern is whether the decking or the roof support structure has been undermined by water, insects, rodents, poor materials, poor design or craftsmanship, a lack of fasteners, strapping, etc.

Shingles and coatings can be replaced. Just know what is underneath. Thats my criteria. Negotiate lower for needed replacement of roof coverings if you can. I dwell on roofs because it protects everything else!

Next on the list of deal killers is the foundation. The same thing applies to the foundation. I will start by standing back from it and looking at it from a distance. Does this place look like the Leaning Tower of Pisa? Or are the seams coming apart? Do the windows and doors look square? Are porches, stairs and additions on firm ground as well?

Block homes can tell you very quickly if they are stressed out just by the appearance of the mortar joints. Those giant unsettling cracks can and do tell a story. This does happen and mortar cracks maybe 10-years old. You need to investigate further.

Once again, water is a sign of trouble with foundations because it leads to erosion, rot, mold and mildew. It washes out foundation materials and slabs will crack. It rots sill plates and your walls are no longer firmly attached to a base.

If you have a crawl space, its time to get your coveralls on and get in there. Now, lets use our heads here and I mean this! Before you enter a dark, supposedly uninhabited, infrequently entered, dark and restrictive to movement area, assess the situation. Ask someone who has knowledge of the dwelling if there has been any animal activity that they know of. You may also encounter bees, wasps, ants, spiders, snakes, slugs, mosquitoes, rats, mice and a host of other inhabitants. Beware and be prepared. Its truly another world in some cases.

If you dont want to do it, hire a professional and I do mean a pro, not some Joe who says he is one. For goodness sake, use a licensed professional home inspector to protect yourself in all areas if youre just not sure!

OK, youre a trooper and youre going in. Good for you, Rambo! Youll make it in this business because it takes faith, guts and determination. By getting into this type of situation, youll learn a lot more about every part of the homes you inspect.

You should have a strong flashlight, your trusty screwdriver, maybe some insect repellent and a safety observer standing at the access entry to give you piece of mind. Now you can go to the perimeter walls and inspect where the walls meet the foundation. Look for rot, misalignment, cracks, separations, water damage or any other condition that doesnt appear normal.

While youre down there, look at the other foundational supports, you will see pier blocks and posts, other concrete support pillars and walls, beams, joists and cross bracing, and the underside of sub-flooring. Check this stuffs condition. Does it look original? Is it structurally sound? Or are there some discrepancies that need further investigation? Take a good look and smell!

Dont leave yet. You also will want to look at all that plumbing and electrical that is there as well. Scan the perimeter. Do you see any sunlight coming in from where it shouldnt be? That might be a hole that needs repair. This is common sense land, not computer a chip lab. You can inspect for general condition. Simply follow everything to its logical end, looking mainly at the condition of the different components.

OK, youve made mental and physical notes. Now dust yourself off and go inside the house if everything has checked out so far. So the roof and foundation have passed your keen eye. Lets look at the rest of the house with respect to its structural integrity. More than half of your structural integrity check at this point is already complete as the roof and foundation are two of the most important components and those have been done. Now you are left with the interior spaces of the structure.

Heres what I do once inside. I stand at the front door with a checklist in hand (www.inspectamerica.com) and I begin to scan the walls, ceiling and floors. Im looking for water stains on all three surfaces, as well as patches that were used to repair or conceal damage. I go through every room and look for signs of damage or concealment.

Any flat floor is a good candidate for my scientific marble test. Ill drop my marble; if it rolls to a corner, that floor aint level, Buckwheat. Thats a simple test but I do want to know that the under-layer or sub-flooring is sound and firmly attached to all those joists, and beams and trimmers and blah, blah, blah.

Soft spongy floors are of concern, creaky floors are annoying and rotten floors are another story. So once again, Im looking at the structural support of the floors. I dont care that the cheap, yellowed vinyl is coming up at the seams. I dont care that the carpet is matted down or thread bare, and I dont mind if the finish is worn off of hardwood floors or tiles are loose.

Floor coverings fall under the label of cosmetics. Thats such a pretty word and thats what you want to concentrate on: cosmetics...more on that in a moment.

So the floors pass my test for sub-flooring and structural integrity is great. Now I can check that the walls are square because they are attached to that floor, and then I can check that the doors all operate properly and are square too.

How much more can there be than that, Dan? Well, let me tell you a few things that can bite you here. Lets say the structure overall is good. By that, I mean you have a solid roof, a solid foundation and sturdy floors and walls.

What is behind those walls? The things that bite you arent usually seen until you get bit. One particular painful bite is finding out your wiring is not grounded or that the circuits are not properly protected. Youre looking for three-pronged outlets and modern plastic-encased wiring made of copper, not aluminum. You want circuit breakers, not fuses. What you really need here is a licensed electrician to do this more in-depth and professionally licensed review of the system.

I have seen more than one Joe Homeowner rehab go up in flames because of a lack of respect for electricity. Licensed electricians bring you up to code and protect your investment. Find a good one and make it a point to shower him or her with praise, attention and money well spent.

They will give you free estimates, so use them as a preliminary inspector with you. If you decide to buy it, use them to do the work that needs to be done.

Plumbers are a breed apart. You would think they use gold for soldering your pipes with the prices they charge. My grandfather was a plumber and I was on the truck with him at nine years old. A plumber may or may not give you a free estimate. With a little digging, it can be done. Just give them the work if indeed you do buy the house.

With plumbers, the only time youre going to need one is if you are doing major system work or the once every ten year hot water heater job. Also the occasional clogged main sewer line to the street.

In todays P.V.C. plastic plumbing kits world, you can hire just about any good all-around handyman to get the job done. If you have to tear through a wall to get at plumbing, building code inspector-man will say, Get a licensed plumber.

Heating and cooling: the air conditioning system, if the house youre inspecting doesnt have adequate heating and cooling, that can become expensive. Lets say you have a flat roof home in a hot climate with window unit air-conditioners, and you intend on bringing this house up to what a modern day home dweller expects.

You may have a problem. Where would you put new ductwork if you dont have attic space to house and route central heat and air? Once again, call in a pro if you need some advice. They do give free estimates!

Heres a point for you to follow up on: the plumbing, heating and air-conditioning guys all drive service trucks. Be on the lookout for those trucks if they are your neighbors; go say Hello and introduce yourself.

Regardless, I have always done this and what I am saying is this: these guys most always work on the side and that means half price. You may have to pull a permit as a homeowner but the savings is substantial. Develop a network of these blue-collar geniuses. They are the guys who will transform your investment fast!

So now you have a solid house. By that I mean, plumbing, electrical, heating and air-conditioning, roof, foundation and overall good structural integrity.

So whats left to do? Call in your army of carpenter ants, from painters to carpenters and flooring installers, yard maintenance and tree trimmers, and handymen of all sorts.

This is the whirlwind tour. Let the demolition guy in first. Order a dumpster for the next ten days. Order demolition man to throw out everything including the kitchen sink. What I am out to do at this point is to clear the decks.

A blank canvass is created for the painters to perform the transformation. They come in at this point and patch and paint. Let them blast the place with their airless paint-spraying arsenal inside and out. Give them 3 days and you have just added a huge improvement to your investment. This is the biggest dollar-for-dollar return you can make.

One cautionary note here: Make absolutely sure that quality paint is used. When it comes to painting, its the labor that kills you, not the material. I insist on Sherwin Williams Super Paint. It is a miracle formula that I am convinced could cover up bullet holes without any patching compound and it lasts forever. Its worth every penny; insist on it!

So my idea of finding the ideal fixer upper is to find those where the structure and systems are fine but it still needs demolition man and the paint brigade. Everything up to this point has been inspection and appraisal of the situation. Once Im satisfied that it is a cosmetic rehab and not the expensive money pit, I send in my cosmetologists.

I wouldnt call these guys that to their face but these are normally men adding residential make-up to the bricks and mortar. Once the painters leave, the flooring guys are right behind them, laying tile and carpet. These guys are out in 2-3 days and my cabinet and handyman plumber are attacking.

Light fixtures, vanities, toilets, sinks, doors, switch plates and outlet coverswham, ten days are up and this house is either held out for rent, lease-optioned or sold for a whole heck of a lot more than the ten grand I put into it, if that much.

You must be somewhat of an appraiser and deal finder. It takes time to recruit your cosmetologists, but you will run across them in your travels. Friends and family usually can provide you with some serious leads. Start networking and talking to tradesmen. Get their numbers and schedule them to descend upon your ugly duckling at certain times and watch the transformation begin.

It took me years to learn these tricks. I did it all myself for years and it always took three months when I did it myself. The sad part is that I thought I was saving money that way.

Can you see how much I actually lost? Here is a quick example. I bought a house for $55,000. Its deficiencies were purely cosmetic. I used other people to do all the work and I pitched in to keep them organized. Ten days later, it was done. I spent a total of $5,000 on materials and labor and it appraised at $90,000 in 10 days!

Thats $30,000 in 10 days, not 3 months. Now marketing time would take 45 days but I know how to do that too, and I will also show you how you can do it too.

There is no doubt about it. This can be done and you can do it. In all honesty, it may take you 30 days to achieve a completed house. Thats may be 3 times what it took me but I am experienced.

Heres a pretty neat way I figured out how to find good cosmetologists (tradesmen). If I know relatively no one in the area, I will ask a local appraiser to suggest who he would use if he were me.

This is an intelligent way to ask that question. I ask it in this form: If you were me, who would you use? Now that triggers a self-preservation mechanism in their brain and they give me excellent people, who are very good at what they do! Try it; it works.

I went to appraisal school and learned a lot. Believe me, appraisers are underrated and treated poorly. They truly are experts at discerning quality and value. They know whom does quality work. Make friends with a competent appraiser and the lenders that accept their appraisals. Hint: Youll get very fair evaluations and their lender approves them.

Marketing, hunting, finding and capturing the ripe for rehab houses is another book entirely. However, dont lose faith because I have written that book for you as well. Here is an excerpt from my other book. It is called Magic Bullets In Real Estate.

There are 4 phases, or lifecycles, to real estate and here is how it often goes.

Phase 1 You will see new construction, bright shiny homes popping up,

landscaping contests, baby strollers and tricycles in the neighborhood.

This is probably going on in the suburbs of the city, as new growth tends

to radiate out at a pace of one mile per year from growing and

prosperous cities.

Phase 2 The same neighborhood now 10-15 years later has aged a bit and

now you see basketball hoops and 2-wheel bikes, as the kids are older

and want more mobility.

Phase 3 The kids are grown and gone with families of their own and now the

parents are riding their own 3-wheel bicycles, trikes to the hip grannies.

Here in Phase 3, youre looking at 25-35 year old homes, where some

people are passing away. Others are just hanging in and some are

moving in with the kids or going to an A.L.F. (Assisted Living Facility).

No doubt, you have outdated homes, deferred maintenance and some

repairs to be made. Here is the beauty of this whole thing. These are my

cosmetology candidates. Heres why! The formally elder owners lived

there and they needed everything to work. They didnt update it. They

just fixed things that needed repair in order to maintain a level of

comfort. They had pest control and the Sears man come annually and

piddled around. So things were kind of looked after in that manner. Buy

here!

Phase 4 Revitalization Thats what happens as a result of you buying your ripe-

for-rehab fixer-upper in Phase 3 neighborhoods. Odds are, you will rent

it out, lease-option it or sell it to a young family when it does sell, and

guess what? Yep, out come the tricycles and baby strollers and it starts

all over again.

Isnt that a beautiful story; isnt that the truth? Think about your own parents and your own childhood. Now I also want you to think about that brand new young family that is counting on you to treat them fairly and give them a trouble-free home when they buy or rent from you.

The harder and smarter you work, the better quality and value you can provide to others. Dont rip them off. Dont take advantage, dont scrimp and for Petes sake, do your best to do your level best. You need education and help from others to achieve these heights of excellence.
